Real estate photo shoot checklist

Your REALTOR® has sent you to this page because they want to ensure the successful sale of your home. Quality professional photography is one of the most important keys to selling your property.

The effort that you put into preparing your home for the photo shoot will help sell your property.

Please use this checklist to prepare the property for the photo shoot. The more presentable the property is, the better the photos will be.


  • declutter as much as possible
  • Touch up paint and fill any holes or scratches in walls
  • Open windows and blinds
  • Clean windows (inside and outside)
  • Clean mirrors
  • Vacuum carpets
  • Sweep/mop floors
  • Replace burnt out light bulbs
  • Empty garbage + hide garbage cans
  • Turn OFF TVs and monitors
  • Turn OFF ceiling fans
  • Remove small floor mats to reveal flooring
  • Remove personal photos, replace with more general photos
  • Hide all evidence of pets
  • Store unnecessary items in garage or storage room


Living Room

  • declutter as much as possible
  • hide garbage cans
  • hide remote controls
  • Turn OFF TVs and monitors
  • Turn OFF ceiling fans


  • declutter as much as possible
  • clean windows
  • empty sinks and put away all dishes
  • clear countertops, removing excess appliances, knife blocks, supplies, mail, tissues, etc.
  • hide oven towels
  • turn on oven hood lights
  • remove magnets, notes, photos, etc. from fridge
  • hide garbage cans in pantry or closet

Dining Room

  • declutter as much as possible
  • clean windows
  • clear table, dust and polish
  • use decorative place setting, if available
  • straighten all chairs and space them evenly
  • remove child/booster seats
  • Turn OFF ceiling fans


  • declutter as much as possible
  • clean windows/mirrors
  • swap out toilet paper for full rolls
  • hide bottles, tooth brushes, tissue boxes, etc.
  • clean bathtubs/showers
  • hide shampoo bottles, shavers, soap, etc.
  • hide garbage cans (if not possible, ensure garbage is empty)
  • hide toilet brushes
  • lower toilet seats


  • declutter as much as possible
  • Make beds and tidy rooms
  • Clear nightstands of personal items
  • Hide garbage cans
  • Hide phone charge cords and other cables
  • Turn OFF ceiling fans

Office/Den Areas

  • declutter as much as possible
  • hide garbage cans
  • Turn OFF TVs and monitors
  • Turn OFF ceiling fans


  • in general, hide all evidence of pets
  • hide water/food bowls in pantry or closets
  • hide pet toys in pantry or closet
  • use lint roller on furniture to remove pet hair
  • clear back yard of pet waste/toys
  • pets will need to be contained out of sight in crates or outside


  • declutter as much as possible
  • Remove cars from driveway and front of home
  • Close garage doors
  • Clean up landscaping
  • Mow lawn
  • Pick up any lose garbage
  • Sweep sidewalks and driveways
  • Trim vegetation
  • Coil hoses or cords
  • Hide garbage bins (in garage or side of house)
  • In winter, shovel sidewalks and driveways
  • Clear backyard of pet waste/toys


The house should be shoot-ready when the photographer arrives.

The photographer will not:

  • move or re-arrange furniture
  • make beds, clean, dust or de-clutter
  • pick up toys or yard items
  • “Photoshop” vehicles, walls, damaged walls, power lines, wall pictures, cords, etc.


What’s helpful before the photographer arrives:
  • Open blinds and curtains
  • Turn on all lights (overhead, floor lamps, desk lamps, oven hood lights, etc.)
  • Lower toilet seats

The onsite time required for most properties is 60-90 minutes.
